A sealed heating system operates under pressure. If boiler pressure becomes too high, the system has safety mechanisms designed to relieve excessive pressure. This can sometimes result in water being discharged through a pressure relief pipe.
Check the pressure gauge or digital pressure display without removing any boiler panels. If pressure is unusually high, or rises significantly whenever the heating warms up, the system may need investigation.
Possible causes can include the system being overfilled, expansion vessel problems, pressure relief valve issues or another pressure-related boiler fault.

Water appearing beneath the boiler is one of the most common ways a boiler leak is noticed. Unfortunately, the exact cause cannot normally be identified simply by where the water reaches the floor.
It may originate from an internal seal, valve, pump, pipe connection, heat exchanger, pressure-related component or condensate pipework. Take note of how quickly water appears and whether the leak becomes worse when the boiler is operating.
A leak that appears mainly while the central heating is running can indicate that heat or increased system pressure is contributing to the problem. As heating water warms, it expands.
The boiler and heating system are designed to accommodate this change, but a weak seal, expansion-related fault or pressure problem may become more noticeable when the system is hot.
Turn the heating off using the normal controls if the boiler is actively leaking. Use a container or towels to protect flooring if this can be done safely, and keep water away from electrical sockets or appliances.
Make a note of the pressure reading and photograph the leak if it is intermittent. Without dismantling anything, check nearby exposed pipes and radiator valves because a visible external connection can sometimes be the true source.
